The annual meeting of the
Bristol View Homeowners Association was held on Monday, September 24, 2007 at
Casa Larga. Due to the departure of our last elected president earlier
this month, the meeting was chaired by Gloria
Wilner. Everyone was thanked for coming
and a special welcome was extended to newcomers Judy and Frank Sundstrum of 14 Bristol
View, and to Linda and John Donovan of 24 Bristol View. Also noted was the recent passing of John
Flowers, a former board member. John's widow, Ruth, continues to reside at 5
Spruce Ridge.
Gloria introduced the members of the board: Warren Knapp, treasurer; Bert
Stanley, landscape; Marilyn Steane, architecture and the Good Neighbor
Committee, Bill Tomlinson/Northcoast Corporation, property manager.
Prior to this meeting, Bill had mailed to all residents a packet containing
last year's annual meeting minutes, election materials, tonight's agenda, and a
financial report for the first half of 2007. A motion was made and seconded to
accept the 2006 minutes.
There were three board openings to be filled by this evening's election: the
2-year terms of Warren and Gloria had expired in June, and GaryAron's slot was
vacated by his move. Candidates for this year's elections are: Warren Knapp, Gloria Wilner, Jerry Zakalik, and Fred Weber. While the secret ballot votes were collected and tabulated
by volunteers Pat Geraci and Warren Glaser, the following reports were given
and discussed.
Treasurer Warren Knapp talked about the 2006 audit and the variance report
covering the first half of 2007. He said the CPAs found that the financial
statements for the previous year ended "in conformity" with accepted
accounting principles. He noted that there were no surprises in the variance
report. The one area where we most likely will be over budget is in the capital
reserve line item for landscaping. We are trimming and/or removing many of the
older shrubs and trees, especially in Phase 1, leading to higher expenditures.
The board hopes that by continuing to increase the monthly assessment in small
increments periodically, we will avoid any costly special assessments in the
future.
Marilyn noted that decks may be stained/painted with either a clear finish or
one matching the siding or the house's trim. Hadlock Paint has the appropriate
materials and offers us a discount. She also explained that some owners might
want to check gable vents in case of leakage. Regarding the Good Neighbor
Committee, Marilyn reviewed its purpose (to lend a helping hand when requested,
to welcome newcomers, our annual picnic and Spring socials, etc.) and hoped new
people would get involved as a way of getting to know everyone.
Bert elaborated on the departure of Chris Anderson who had worked at our
development for Pat Fasano's landscaping company, as well as on private
contracts for some residents. Chris is now in business for himself and welcomes
further private contracts and referrals.
Bert discussed the overgrown plantings issue and other aspects of landscaping.
He urged residents with front trees to maintain the health of those trees by
letting a hose trickle at their base whenever we lack sufficient rainfall.
Gloria thanked those who,based on their experiences, have added to our list of
exemplary contractors . She urged everyone to check the website bristolview.org
for that list, as well as for agendas and minutes of board and annual meetings.
The result of the election was announced by Bill: re-elected were Warren Knapp
and Gloria, and Fred Weber will fill the third opening. All assembled were
thanked for their participation and the meeting was adjourned.
The board met briefly in executive session. Marilyn, Warren and Bert chose to
retain the same positions. Fred agreed to become recording secretary and Gloria
was appointed President. The next meeting of the board will be Thursday,
October 25, at 2pm, at 12 Bristol View.
