The BV HOA meeting was held at 2 pm on August 3, 2006. Present at Gary Aron's house were Bert Stanley, Warren Knapp, Marilyn Steane, Bill Tomlinson, Gloria Wilner

Minutes of the meeting of May 10, 2006 were approved.

Architecture: Even a cursory inspection of decks has revealed the need for improved maintenance. A letter will be sent to all residents as a reminder that decks must be sealed periodically with one of three color choices (as noted on our website), and that the space underneath decks is not a storage area.

Sources of replacement siding, shakes and roof shingles are being checked and will also be posted on the website.

Some garage doors may need replacement of the bottom panel due to water damage caused by rain and snow. The Fellluca company, who installed the doors, also can be called upon to replace the overhead springs which have a life expectancy of about eight years. It is further suggested that the overhead track be lubricated several times a year with WD 40 or a similar product.

Landscape: All shrubs have been trimmed and there will be a further trimming in the Fall. Homeowners may request service sooner if necessary.

The trimming of trees is the responsibility of homeowners, unless the tree(s) or branches are a source of possible endangerment to persons or property, in which case it becomes the HOA's responsibility.

Requests for service should be directed to Bill Tomlinson; email is greatly preferred.

Next Annual Meeting: In response to some residents' requests, a simplified financial statement will be sent out prior to the meeting, along with the complete annual audit. The meeting date will be changed to September (date to be determined) as a Fall report allows for more comprehensive reporting than does one in Spring.

The next board meeting will be October 18 at 2 pm at the home of Gloria Wilner.

Respectfully submitted,

Gloria Wilner
