Wilner The budget for 2006 was approved after careful
examination. Starting with January, 2006 the monthly homeowner’s HOA dues will increase
to $170 in order to boost our reserve fund. The goal is to have over $20,000 in the
reserve fund by the end of 2006. Contributions to Reserves were increased
by 54.8% from $12,953 to $20,056.The
reserve fund will be monitored twice a year. A favorable CD term and return are
being checked out by Warren and Bill. It
is necessary to keep in mind that by 2014 repaving will be required and our
current estimated cost for that project is $75,000. Given the increase in fuel costs, it was
anticipated that our long-term contracts might be a source of higher fees.
Instead, Pat Fasano’s hourly rate went up by less than 2% (including snow
removal), Stacey Estrich’s was approximately 3% and Bill Tomlinson’s was not
increased. Sidewalk
replacement at 7 Spruce Ridge has been completed. The
board is going to research group rates and preferential scheduling for such
services as painting, window and gutter cleaning, handyman services, etc.
Suggestions are invited both for types of services and for names of exemplary
