Glaser, , G. Severynse, W. Tomlinson ,B.. View Prior Minutes Back to Current Minutes Meeting commenced Minutes of the previous
meeting were approved as amended. The minutes are posted on the
Homeowners Association website. John Flowers reported on the
request of Mark and Kim Cammarata to replace wood with vinyl shingles. B&L
wholesale will pick vinyl siding to match standard
color after researching possible choices. Terry Dacey of Hadlocks Paint
Store described the products available to meet the requirements of the
HOA. Prices have increased 10 to 15%. Updated prices are posted on
the HOA website. Discussion followed regarding
deck stains and colors. There are a variety of colors and finishes on
homes. The standard is that any product match
the color of the trim or siding or be “natural”. John selected “driftwood
gray” as the standard for mailbox and Phase I fences.
It was strongly recommended
that deck colors be light as darker colors attract intense heat. The
“natural” or totally transparent is the better product for decks. There
are four options available to match trim and vinyl
siding. Bert Stanley delivered a smaple of the standard communiity siding to be used
should a resident choose to match the siding color. Mail box and fence colors
will be “driftwood gray”. Discounts are available to homeowners making
purchases from Hadlocks. John Flowers will obtain
prices for doing mailbox and fence painting. Bill Tomlinson will assist and obtain three quotations of prices. Pat Fasano will replace and
put back the Zakalik's mailbox where it originally was located. Metal boxes
will be replaced by plastic. Any future mailbox replacement will normally be of the
standard size. If a homeowner wishes to have a larger box, the HOA will select a standard one that
must fit on present mailbox stands and will be paid for by the homeowner. Bert Stanley reported that landscaping is ahead of schedule . Edging is
proceeding and the use of small mowers in tight spaces has been
successful. Efforts to limit the need for the small mowers by reducing the tight spaces continues. A choice will be
made with respect as to whether or not perennial versus annual plantings should
be made in common areas. An effort will be made to fill in some swales to
ease mowing problems. Mulching will start
in 2 weeks and be completed by May 30. Bert and Pat will determine the cost and feasibility
to conceal the utility boxes at the entrance to BVD after consultation with the
Utility company. Gerry Severynse had no
report. Bill Tomlinson stated that we are slightly ahead of budget to date. 10 Spruce Ridge [Luden house]
has been sold. Lacy Katzen are the lawyers, and the sale is conditional upon
bringing the trim, including the garage door, which needs painting
, into compliance. Bill Tomlinson reported on
the need for asphalt repairs at 48 BVD [Ressler] due to a depression in the
driveway. 58 BVD, 72 WCT and 33 Spruce Ridge also have driveway problems
which Bill will resolve. Two post lights are leaning at 5 BVD and 33 Spruce Ridge. Pat Fasano will look at
these to determine how best to correct the problem. The post light in
front of 66 WCT is not working. Davey Tree will be engaged to
remove a broken tree limb at Bert ‘s house. Pat will look into repair of
the stone wall at the entrance to BVD as requested by Joe Incavo.
There was discussion about replacing the reflectors on the guard rails at the end of
the roads. Praise has been received for
the snow removal this year. The Annual meeting is
tentatively scheduled for Tuesday June 13 at
Casa Larga pending Bill Tomlinson confirmation by e mail. The next
