DRAFT Minutes of the BVHOA Board Meeting on October16, 2018

 

MEETING LOCATION/TIME:

CALL TO ORDER:

  • Made by Warren Knapp at 11:10AM

 

NEW HOMEOWNERS:

  • Patrick and Judith O’Malley have moved into 7 Spruce Ridge.

 

SECRETARY’S REPORT:

  • A motion was made by Al Brault and seconded by June Glaser to approve the minutes of the August 23, 2018 meeting.
  • The motion was unanimously carried.
  • A motion was made by June Glaser and seconded by Gerry Severynse to approve the minutes of the Annual Meeting.
  • The motion was unanimously carried.
  • The 2019 Budget was reviewed.
  • A motion for approval of the budget was made by June Glaser and seconded by Gerry Severynse.
  • The motion was unanimously carried.

 

TREASURER’S REPORT:

  • Pre-audited financials were reviewed.
  • Lisa review of Accounts Receivable
  • Profit and Loss Performance was reviewed
  • A motion to approve the financial report was made by Lynn Marino and seconded by Al Brault.
  • The motion was unanimously carried.

 

 

 

 

 

 

 

PRESIDENT’S REPORT:

  • Warren will provide new residents with a copy of the rules that govern the Bristol View HOA.
  • Each member of the Board should observe happenings and note items that need to be addressed throughout the neighborhood. 
  • Residents will be asked to call the Woodbridge Office with concerns or items in need of service.
  • Board roles for the 2018-2019 year:
    • Warren Knapp             President
    • June Glaser                  Secretary
    • Gerry Severynse          Treasurer
    • Al Brault                     VP-Architecture
    • Lynn Marino               VP-Landscaping

**Residents are asked to call the Woodbridge office with concerns.  If a member of the Board needs to be contacted, it is requested that the contact be made via email.

 

ARCHITECTURE VP’S REPORT:

  • A pre-closing review was made of 41 Bristol View Drive.
  • Modifications to the EIP and the dumpster policy have been suggested.  These will be on the agenda at the next meeting.
  • Bob Gugler and Al Brault have drafted a letter to community members to solicit interest in getting a group rate for any masonry work that has to be done in the community.
  • Interested members should contact Bob Gugler.

 

LANDSCAPE VP’S REPORT:

  • See Property Manager’s Report

 

PROPERTY MANAGER’S REPORT:

  • Lisa Beardsley has obtained estimates to complete pruning and tree removal for any needed work in Phase I.
  • It is encouraged that all crabapples be pruned over the winter as they are in great need.
  • The Board spent a great deal of time reviewing the work needed to be done and prioritizing that work…based on funds available.
  • Cost is a great factor in the planning process and all attempts will be made to find needed funds.
  • It is the Board’s hope to set a plan in motion that will deal with immediate things and set a cycle of maintenance (ie: pruning).

 

 

OPEN ACTION:

  • Decisions are being made to begin arbor work in Phase I
